The joint venture between San Francisco-based Grounded Capi- tal and Boulder-based Morgan Creek Ventures marked the opening of The Pearl at Boul- der Commons in December. The development is comprised of three buildings located at the corner of 30th and Pearl streets that aim to use 35% to 50% less energy than a typical multifamily building. Coburn Architecture designed the project, with energy modeling and systems engineer- ing by Mazetti and construction by W.E. O’Neil. Greystar is the residential leasing agent. The 77-unit Pearl at Boulder Commons includes a mix of one-, two- and three-bedroom apart- ment homes. Each unit is 100% electric and features Energy Star- certified appliances, modern cabinetry, under-cabinet lighting, floor-to-ceiling living room win- dows, and a balcony or terrace. Community amenities include lobby lounges, roof decks with views of the Flatirons, and under- ground garage parking, as well as an art collection by a mix of estab- lished and emerging local artists, curated by Nine dot Arts. The development maximizes energy and water efficiency through air sealing, continuous exterior building insulation, highly insu- lative triple- and quad-pane win- dows, eGauge energy metering systems, LED lighting, water-sav- ing fixtures, and low-water irriga- tion systems and plantings. The 19,500-sf retail space at the development marks the begin- ning of a new partnership with the city of Boulder that provides below-market-rate commercial space to qualified tenants to cre- ate affordable retail space within the property amid escalating commercial rents within the city. “The retail for Pearl at Boulder Commons is located at what is becoming a second business hub, after downtown Boulder, but with a much higher residential density in a smaller area,” said Angela New development Pearl at Boulder Commons opens by Avalon Jacka ERIE – A new mixed-use devel- opment southwest of downtown Erie is aiming to become the town’s “new center of gravity.” Erie Town Center - Four Cor- ners, situated on the southwest corner of Erie Parkway and Coun- ty Line Road, will bring more than 95,000 square feet of retail, flex, restaurant and office sp ace for local and regional businesses. The site shares the intersection with a future grocery-anchored retail cen- ter on the northwest corner; Erie Library and Erie Community and Recreation Center and Park on the northeast corner; and national and local retail options on the south- east corner. Erie Town Center - Four Corners will address a lack of commer- cial real estate space in the town. The site will include 48,500 sf of retail/flex space, 31,500 sf of office space, 12,000 sf of medical/well- ness space, and multiple restau- rant spaces. Commercial spaces are both for lease and for sale with flexible footprints. The develop- ment will also feature an outdoor promenade, event space, walkable amenities and more than 500 new residential units with “live/work” opportunities as well. Initial phas- es of the development are expect- ed to be delivered by mid-2025. The development is being led by David Waldner and David Starnes of Erie Four Corners LLC. Pel-Ona Architects & Urbanists is serving as the architect, and PG Arnold Construction was recently selected as general con- tractor. BuildMark is serving as construction manager.
