Springs market with Springs Ranch purchase by Avalon Jacka LAKEWOOD – A global real estate services company acquired a 512-unit garden- style multifamily commu- nity in the west suburbs in conjunction with two North Carolina communities in September. GEP XI Belmar LLC, an entity of Greystar Real Estate Partners LLC, bought Ash- ford Belmar from BR CWS Lakewood LLC, an affiliate of Blackstone, for $144.05 million, according to Apart- ment Insights. The property has been rebranded as Avana Belmar. The buyer received a $101.85 million loan for the acquisition from PGIM Real Estate Agency Fin LLC, according to SKLD Informa- tion Services. Situated on 25.75 acres at 7301 W. Ohio Ave., the 549,930-square-foot commu- nity includes a mix of one-, two- and three-bedroom units in 24 buildings. Built in 1988, the property is current- ly 97% occupied, according to Apartment Insights. Each unit includes a ceiling fan, vaulted ceilings, quartz countertops and subway tile backsplashes, oversized clos- ets, energy-efficient applianc- es, an in-home washer and dryer, and a private patio or balcony. Select units come with fireplaces, wood-style flooring and Shaker-style cabinetry. Detached garages are included with three-bed- room units and available for other units. Amenities at the pet- friendly community include a resident clubhouse and lounge with an entertaining kitchen, a 24-hour fitness cen- ter, a movie theater room, Greystar pays $144M for Ashford Belmar by Avalon Jacka AURORA – A Denver- based startup is nearly qua- drupling its footprint in the market with a new industrial lease in the airport submar- ket. Pretred Inc. signed a 10-year lease for 152,034 square feet at 6550 N. Denali St. in Denali Logistics Park. Dawn McCombs and Ryan Almaleh of Avison Young’s Denver office represented Pretred in the transaction with landlord Hines, repre- sented by T.J. Smith, Nick Rice and Riggs Winz of Col- liers International. “This deal highlights the intersection of industrial real estate and environmental innovation,” McCombs said. “It is a win for Colorado’s industrial market and for the environment. Pretred is solving a real problem, and we’re proud to support their growth.” Pretred manufactures rubber barriers made from repurposed tires. The com- pany has operated out of a 40,000-sf facility at 3700 Salida St. since its founding in 2020 and previously pro- cessed the tire recycling at an external facility. Growing demand prompted Pretred’s decision to bring raw mate- rial processing on-site to improve sustainability with- in its manufacturing process, which required a significant increase in space and power capacity. McCombs and Almaleh started working with Pretred in July 2024 to find a facility with the proper zoning and heavy power to support its tire-shredding equipment.
