Harrison Properties acquired the 1.6 million-square-foot portfolio, comprising the Upland Distribution Port- folio in Aurora and Denver Business Center in Denver, in October. The portfolio was constructed between 1974 and 1985 and features a total of 255 dock-high doors and 58 drive-in doors. Both prop- erties feature a diversified tenant roster and are located near the interchange of Inter- states 70 and 225, offering connectivity to the greater Denver metro area. “We’re excited to build a team in Denver and be a part of this dynamic community,” said Jim Harrison with Har- rison Properties. CBRE’s Jeremy Ballenger, Tyler Carner, Keiffer Gar- ton and Jim Bolt represent- ed the seller in the transac- tion. CBRE did not disclose the seller, though Denver and Adams County public records list entities affiliated with Prologis as the previous owners of the properties. “Transactions of this size are rarely seen in just one market,” Ballenger said. “With this magnitude, we originally marketed with the option of splitting the portfolio between the two industrial parks. Harrison understood the great ten- ant demand for functional, small-bay, infill warehouse spaces in the Denver market and capitalized by purchas- ing both properties togeth- er.” The sales price of the port- folio totaled $171.62 million, with the Upland Distribution Harrison purchases 1.6 million-sf portfolio by Avalon Jacka LAKEWOOD – A 272-unit garden-style apartment com- munity in the southwest sub- urbs sold to a Southern Cali- fornia-based private real estate investment company. Brixton Capital purchased Whisper Creek, situated on 15.77 acres at 3505 S. Nel- son Circle, from Texas-based CWS Apartment Homes LLC for $79.5 million in Octo- ber, according to Apartment Insights. “Our acquisition in Lake- wood reflects both our confi- dence in the long-term strength of the Denver metro rental market and our commitment to investing in communities that enhance residents’ quality of life,” said Brixton President Rob Taylor. “With its strong employment base, lifestyle amenities and growth trajec- tory, Lakewood is well posi- tioned to deliver stable perfor- mance for our investors while serving as a vibrant place for residents to call home.” JLL’s Jordan Robbins rep- resented the seller in the sale, and Tony Nargi of JLL Capital Markets secured the financing on behalf of the buyer. “Whisper Creek’s location in Lakewood and on the west side of town makes it highly desirable within the Denver market,” Robbins said. “Cur- rent ownership has main- tained Whisper Creek well, but the asset fits perfectly into Brixton’s plan to upgrade the property in a very low-supply market with high demand drivers. This area has always been very sought after, and upgrading the property will ensure it continues to be a mar- ket leader.” Built in 2002 by Fairfield Res- idential, the 239,680-square- foot community comprises 12 two- and three-story buildings with a mix of one-, two- and three-bedroom units averag- ing 928 sf.
