Innsbrook-Broadstone LLC , an affiliate of Coit Financial Group, acquired Broadstone Sterling Ranch at Prospect Vil- lage from CPR AR Broadstone Sterling Ranch Owner LLC, an entity of Alliance Residen- tial Co., for $121 million, or $364,458 per unit, or $405.95 per sf, according to Apartment Insights. The 332-unit commu- nity, situated on 12.3 acres at 8425 Old Ski Run Circle, was constructed in 2023. Terrance Hunt, Shane Ozment, Chris Hart and Brad Schlafer of CBRE facilitated the transaction on behalf of the seller. The team declined to comment on the transaction. Broadstone Sterling Ranch features a mix of studios, and one-, two- and three-bedroom units ranging from 513 sf to 1,281 sf. Each unit features hardwood-style flooring, walk-in closets, stainless steel and smart appliances, quartz countertops, a full-size washer and dryer, and large patios or balconies. Select units include mountain views and 10.5-foot ceilings. Residents can also rent additional storage, and garage and carport parking is available for select units.
