The Denver Broncos announced Burnham Yard is the team’s preferred site to build a retractable-roof stadium anchoring a mixed-use district. The approximately 60-acre site – bounded by West Sixth and 13th avenues, Osage Street and Seminole Road in the Lincoln Park neighborhood, per pre- vious reports – is positioned approximately 1 mile southeast of the team’s current home at Empower Field at Mile High. The stadium is expected to be completed for the 2031 NFL season. “Once a vital railyard that played a key role in Denver's past, Burnham Yard now repre- sents a transformational oppor- tunity to reimagine the future with deep respect for the rich history of the area,” team own- ers Greg Penner and Carrie Walton Penner said in a pub- lic letter cosigned by Denver Mayor Mike Johnston and Gov. Jared Polis. Trader Joe’s bought Lovett 76 Logistics Center, situated on a 41.8-acre site at 6196 E. Bridge St., from Lovett I n d u s t r i a l for $69.36 million, or $113 per sf. Kirk Vanino, Ron Webert and Matt Nora of Lee & Associ- ates repre- sented the seller, and the buyer brokers were undisclosed. “We had a lot of good activity on the facility over the last 12 months with differ- ent tenants, but in the end, for Lovett Industrial, this made the most sense, selling it to a user,” Vanino said. “For a user that big, there weren’t many options in the market- place, so that worked in our favor.” Trader Joe’s began conver- sations with the Lee & Associ- ates team more than a year and a half ago, Vanino said. While the initial conversa- tions didn’t yield a deal, nego- tiations “heated up” again in the past three to six months to finish the company’s search for an industrial location in the market. Although Vanino could not disclose the specif- ics of Trader Joe’s plans for the building, he noted the company will put “quite a bit of money” into retrofitting the building for freezer, cooler and grocery distribution. Completed in late 2024, Lovett 76 features 36-foot clear height, 3-phase power, 143 dock-high doors, four drive-in doors, 130-foot and 185-foot truck courts, 459 van/car parking stalls, ESFR sprinklers, PUD zoning, and an additional 9.5-acre land site providing 260 trailer park- ing stalls. The property can be fenced, providing outdoor storage potential. The asset is strategically located off Inter- state 76, providing connectiv- ity to the Denver metro area and Northern Colorado while avoiding congestion on Inter- state 70.
