Lone Tree City Council approved the agreement in July, allowing Truck Yard to bring an indoor/outdoor res- taurant and entertainment con- cept to the property at 9070 Maximus Drive. Truck Yard will acquire the property from the city of Lone Tree, which plans to sell the property for $2.2 million. Following the city’s acquisi- tion in November 2023, Lone Tree issued a request for pro- posals in early 2024 for offers to purchase and redevelop the site into a restaurant, entertain- ment and community gather- ing space, aligning with the city’s vision for the property. The city selected Truck Yard as the buyer due to its previous collaboration with the previous property owner to try to pur- chase the asset prior to Lone Tree’s purchase, and its track record for successful develop- ments. The agreement secures the property for Truck Yard while in effect, but the sale is not finalized until the buyer com- pletes inspections, survey, title review and submits a site improvement plan to the city detailing its plans for the site. The site improvement plan will require public input on the pro- posal and City Council approv- al. The process is expected to take about six months. Truck Yard was represented by Dan Nesson of True North Real Estate, Logan Schneck of The Zall Co., and Brian Sor- rentino of ROI Commercial Real Estate in the purchase and sale agreement, while the city of Lone Tree represented itself. The project is expected to support redevelopment of the Lone Tree Entertainment Dis- trict, located at South Yosem- ite Street and Park Meadows Drive. “Redevelopment of the city’s Entertainment District is a clear priority for the city, and we are fully committed to shap- ing a future there that reflects the energy, values and vision of Lone Tree – a place with something for everyone, from high-end restaurants to neigh- borhood gathering places,” said Lone Tree Mayor Marissa Harmon. “During my visit to a Truck Yard location last fall, I saw firsthand the kind of vibrant atmosphere and unique experience it will bring to our community. It will be a truly special addition that enhances the revitalized vibrancy of our entertainment district.” Founded in Texas in 2013, Truck Yard has expanded to include five locations in Texas and Oklahoma. Each location includes large outdoor patios, yard games and rotating food trucks highlighting local eater- ies. Truck Yard partners with local artists to design the décor and outdoor furniture for each location. “We’re thrilled to be bringing our business to Lone Tree – not just because of how beautiful it is, but because of the city’s leadership,” said Truck Yard restauranteur Jason Boso. “The mayor and council have a clear, exciting vision for the future, especially with the plans for this vibrant entertainment dis- trict. I’ve worked with a lot of cities, so I really mean it when I say this: Lone Tree’s leader- ship really gets it. Lone Tree purchased the blighted 3.3-acre restaurant property for $3.85 million in November 2023 in order to help move the site’s redevelop- ment forward. The property, formerly home to the Treõ at Lone Tree nightclub and res- taurant, has been vacant for more than 15 years. Lone Tree demolished the building in early 2024. Despite the $1.65 million dis- count from its purchase, the city views the sale as a strate- gic investment to encourage “substantial improvements” by Truck Yard and to advance its vision for its Entertainment District, a statement from the city said. Additionally, the sales tax generated by the Truck Yard location will allow Lone Tree to recoup its investment in a “relatively short time frame,” the statement said. Other News n GREENWOOD VILLAGE – A 38,742-square-foot free- standing building off Interstate 25 was purchased for redevel- opment. JDM Properties LLC acquired the building, positioned on 2.95 acres at 6160 S. Wabash Way, from Highline Community Church for $6 million. Heath Honbarrier and Mitch Trevey of Trevey Commercial Real Estate represented the seller, and Jeremy Reeves of Colliers International represented the buyer. Land Title Guarantee Co. facilitated the closing of the transaction. The asset offers accessibility and visibility from Interstate 25. The buyer will transform the property, built in 1979 and formerly operated as a church, into a veterinary hospital offer- ing a wide range of services at the “key regional location,” a statement from Trevey Com- mercial said. n CENTENNIAL – An 11,004-sf retail strip center off County Line Road sold for $1.77 million in July. KGN Investments LLC acquired the property at 5730 E. Otero Ave. from M&M Hold- ings LLC.
