Bell Partners purchased Montane Apartments, located at 16950 Carlson Drive, on behalf of the company’s Bell Value Add Fund VIII. The firm acquired the property for $133 million from Montane Acquisition LLC, according to Douglas County public records. The seller, which is affiliated with Starlight Invest- ments Ltd., purchased the 20-acre community from the property developer for $120 million in 2019, according to Apartment Insights. “Bell Parker Ranch is locat- ed in one of Denver’s most desirable submarkets, charac- terized by strong demograph- ic trends, attractive retail and recreational amenities, and great schools,” said Bell Part- ners Chief Investment Offi- cer Nickolay Bochilo. “We’re excited about the upgrades being planned for individual apartment homes, which we expect when combined with unique features already on the property will deliver a supe- rior living experience for our current and future residents.” JLL’s Jordan Robbins, Alex Possick, Wick Kirby and Seth Gallman facilitated the sale on behalf of the seller. “Large institutional invest- ment in high-quality real estate in Denver continues to happen,” Robbins said. “Investors really like the Park- er submarket. Consolidated Investment Group purchased Aura Col- liers Hill, located at 1300 Col- liers Parkway, from TRG Col- liers Hill Co LLC for $111 mil- lion in June, according to SKLD Information Services. CIG also purchased The International at Valley Ranch in Irving, Texas, for an undisclosed price. The addition of 565 units brings the company’s portfolio to more than 7,850 residential units. “This acquisition reflects our belief in the long-term growth and desirability of Erie,” said Logan Clark, CIG acquisition manager. “It aligns well with our strategy of acquiring dis- tinctive quality assets in mar- kets with long-term upside.” JLL’s Jordan Robbins, Alex Possick, Wick Kirby and Seth Gallman facilitated the sale on behalf of the seller. “We got a lot of interest driven by the Erie submarket’s good demographics, not a lot of new construction, and good product quality, even though Erie is not the most obvious location,” Robbins said. “Con- solidated Investment Group was a great buyer and liked it because of the location and everything that Erie is offering, being one of the fastest grow- ing submarkets in the country.” The town of Erie was ranked the fourth-fastest growing wealthy suburb based on pop- ulation growth by GoBank- ingRates, experiencing a 39% population change between 2018 and 2023, according to U.S. Census data. Aura Colliers Hill communi- ty includes a mix of studios and one-, two- and three-bedroom units in 11 three-story build- ings on 13.11 acres, according to Apartment Insights.
