INSIDE I n 1892, Denver’s first “high- rise” was completed – the Equitable Building. Fast-for- ward 132 years to the award- winning 1900 Lawrence high- rise that was completed in 2024. So, what does it take to keep buildings, new and old, in peak condition? One of the most important answers to that question is proactive opera- tions management. In this article we’ll cover three areas that are often overlooked, but require atten- tion for structural integrity, public safety and reduction of long-term operating costs. To extend the lifes- pan of commercial assets, managers and owners should pay close atten- tion to fall protection and façade access systems, building envelope issues and parking garages. Routine maintenance and repairs in these three areas will help monitor a property’s overall health and provide a safer environ- ment for those working in and on the beautiful build- ings we have in Colorado. Typically found on rooftops, fall protection and façade access systems allow contractors and appropriate build- ing staff safe access to perform their work, such as window wash- ing, roofing repairs and building envelope maintenance. Fall protec- tion systems provide a safe means of access in an unsafe space. There are active fall protection sys- tems, such as tieback anchors and horizontal lifelines, which require annual inspections and five-year certifications; and there are passive fall protection systems, like guard- rails and handrails, which do not require future maintenance but still protect against common fall haz- ards. Typical fall hazard concerns include unprotected roof edges, roof hatches, skylights, fixed ladders and mechanical units. Façade access systems differ from fall protection systems as they are designed and intended to be used for suspended access over a roof’s edge to provide safe access to the façade. Façade access systems can include roof anchors, davit systems, outriggers, and building maintenance units. These systems require annual inspections and 10-year certifica- tions and should be designed by a professional engineer to include structural attachment design to the building structure. The importance of having fall protection and façade access systems designed correctly and maintained per Occupational Safety and Health Administration and industry standards is vital for exterior building maintenance and ensuring the users can complete their work in a safe and effective manner.
