74 / BUILDING DIALOGUE / JUNE 2025 Sterling Ranch Continues t T he Sterling Ranch mas- ter-planned community in Douglas County is about to get even more active with the recent announcement of our partnership with Douglas Coun- ty and other public entities and pri- vate industries to build a megasports complex named Zebulon. Named after the Western explorer Zebulon Pike, the complex is another example of the vision to bring quality commercial development to the award-winning and top-selling Sterling Ranch communi- ty. The first phase of Zebulon is planned to include an in- door sports complex with three ice rinks and basketball courts, a soccer complex and a baseball complex. With the partnership still being formalized, design work is be- ginning on the first phase. As part of the project, a 200- acre wildlife corridor adjacent to Sterling Ranch will also be preserved, as will 200 acres of open space in Highlands Ranch, an outcome of Sterling Ranch Development Co.’s contribution of land for the location of Zebulon. Brock Smethills President, Sterling Ranch Development Co. The first phase includes an indoor sports complex.
