Savvy developers and property man- agers are building a healthy wellness amenity balance addressing physical, mental and social well-being priori- ties that residents are looking for. Two key components to integrating wellness into your community: envi- ronment and experiences. Fitness is the foundation, with nearly 90% of renters between the ages of 25 and 44 requiring fitness amenities where they live. A well- designed and equipped fitness facil- ity serves as a community hub for physical wellness for every resident. Specialized spaces for group fitness classes, yoga or meditation can be important wellness extras. Equipment that integrates bio- mechanics and sensory options is becoming the norm in modern fit- ness centers. Beyond the basics of cardio, strength training, functional fitness, etc., are the more nuanced additions that address recovery, massage, cryotherapies and broader interactive wellness experiences. Advanced fitness equipment can track physical performance along- side sensory input and sophisticated biomechanics. Outdoor environments are also key for wellness-inclusive communities. Outdoor green spaces are a wellness signature that can be used for fitness and recreation, community garden- ing, personal reflection space, etc. In-demand, con- temporary resi- dents are increas- ingly health-con- scious and actively seek living spaces that prioritize their physical and mental well-being. They’re looking for more than just a place to live. This means purposeful wellness-designed amenities like fit- ness centers, green spaces, relax- ation rooms and wellness programs are high on their list. Offering these features makes your multifamily community more appealing and meets a growing demand for ameni- ties among prospective tenants. Res- idents with access to features like these amenities tend to be happier with their living situation, leading to lease renewals and lower turnover rates. While programming experiences around wellness might seem obvi- ous, it can be tricky to address mul- tiple needs that keep the community connected. Integrating the environ- ment and physical amenities that are wellness-focused with program- ming that can focus on stress-reduc- tion, social interaction, education, relaxation or other priorities; there’s an inexhaustible list of options. Whether it’s a quiet meditation corner or a well-equipped fitness center, walking through a sen- sory garden or hanging out on the rooftop for stargazing, wellness- designed spaces provide essential outlets for relaxation and activity, contributing to a more content and cohesive resident community. Filling the environment with experiences that reinforce the focus on wellness is vital, as these initiatives promote well-being and can strengthen com- munity bonds. A community-focused approach to wellness is also a beneficial develop- ment strategy. As property owners, adding and supporting wellness amenities can significantly improve your residents’ lives and increase your property’s value and return on investment. Wellness amenities are a significant factor in resident attraction, reten- tion and satisfaction – integrating spaces and experiences to benefit all involved. Properties that boast advanced amenities, particularly those focusing on health and well- ness options, command higher rents and stand out in a competi- tive market. Prospective tenants are willing to pay a premium for these added benefits, reportedly 10% or higher, resulting in a higher return on investment for property owners. Additionally, such properties tend to have lower vacancy rates, as resi- dents are more likely to stay longer in environments that support their Resident health: Reshape well-being amenities 303.455.4437 www.goddensudik.com See what could be MU LT I FAM I LY | S I N G L E FAM I LY | C U S T OM H OM E S LaRae Marsik Vice president of marketing, Advanced Exercise Residents are seeking on-site wellness space.
