Wobble HiFi is the city’s first and only listening bar, situated within The Exchange, located at 140 Jefferson St. Wobble HiFi signed a long-term lease for its 1,526-square-foot space with developer Brinkman Real Estate. “We’re excited to welcome Wobble HiFi to our dynamic mix of local businesses at The Exchange,” said Brinkman Real Estate Vice President of Invest- ments Ryan Eisenbraun. “This unique space will contribute to Fort Collins’ vibrant music and craft beverage culture.” Nick Norton of Waypoint Real Estate represented Brink- man in the lease, while the tenant was self-represented. DNA Design & Architecture provided design services for the space, and Integrated MEP provided engineering services. National Inspection Services served as the general contrac- tor. Wobble HiFi’s owners worked on the space them- selves as well, according to the bar’s Kickstarter page. Inspired by Japan’s listen- ing bars, Wobble HiFi pairs high-fidelity music with craft cocktails and beverages. The space features a state-of-the-art sound system and an expan- sive vinyl collection with a wide selection of genres. Wob- ble HiFi was designed to be “tactile and immersive,” with warm acoustics, handmade furniture, and a curated menu. The bar will offer a menu with local favorites, and national and international beer, wine and spirits options alongside its signature vinyl program- ming, as well as themed music nights and guest DJs. “We strive to be a fluid bar – one that finds joy and excite- ment in the idea of constant change,” a statement from the founders on Kickstarter said. “Every time you walk through our door, we want you to experience something new, something fresh. Maybe it’s an ingredient in your cocktail, or a beer from a brewery you had no idea existed. Maybe it’s an artist whose music you vibe with. Or, maybe it’s a good story from the friend sitting across from you.” Constructed out of shipping containers, The Exchange is positioned along North Col- lege Avenue, making the property easily accessible for customers. The common-con- sumption development fea- tures a large, central plaza with common seating, patios, green spaces, indoor and outdoor dining, retail options and year- round activities. The mixed- use development also includes ample bike parking, a DIY bike service station, and connectiv- ity to the Poudre Trail. The Exchange is also home to dining options including La Piadina, Old Town Churn, Vatos Tacos & Tequila, Yellow Crunch, Penrose Taphouse and Eatery, Wingstop and Foco Beer Collective; and retail options including The Foundry Barbers, Board & Brush Cre- ative Studio, Old Town Putt, and Club Pilates. The asset is also home to office tenants Tribe Development Co., Norris Design, and Felsburg Holt & Ullevig. Based in Fort Collins and Denver, Brinkman Real Estate’s Intermountain West invest- ment portfolio includes mul- tifamily, mixed-use, office, hospitality and retail assets with more than $750 million in investment volume with zero losses. Other News n DENVER – An animal rehabilitation provider signed a lease for retail space in the Overland Park neighborhood. Walking Paws Rehab leased the 3,200-square-foot space at 1920 S. Acoma St. for a total lease consideration of $1 mil- lion from landlord 1900 S Acoma LLC. Pinnacle Real Estate Advisors’ Paul Nora and Jamie Mitchell represent- ed both the landlord and ten- ant in the transaction. The tenant is targeting open- ing in early 2026. The landlord provided tenant improvements for the space in exchange for a 10-year lease term, Nora said. The property is positioned a block off South Broadway, sur- rounded by numerous brewer- ies, coffee shops and restau- rants, as well as more than 600 recently completed mul- tifamily units as “more and more people are attracted to the area,” Nora said. The space is located on the ground floor of the new 267- unit Oso Apartments building, which includes a total of 6,000 sf of commercial space. The building has one additional corner retail space available that the leasing team is hop- ing to fill with a coffee shop or café, Nora said. The landlord plans to help contribute tenant improvement money for the remaining space, Nora said.
