April 2025 — Property Management Quarterly — Page 11 www.crej.com EMERGENCY REPAIRS W hen unexpected disasters strike, property owners and managers must act swiftly to mitigate damage, secure the premises, and ensure safety. Whether due to vehicle impact, fire, van- dalism, riots, high winds or break-ins, buildings can suffer significant structural and security vulnerabilities that require immediate intervention. Emergency board-up and structural shoring services are critical in protecting assets, mini- mizing liability, and restor- ing functionality as soon as possible. n The critical need for immediate action. Property damage is not just a finan- cial burden, it also poses significant safety risks to occupants, passersby and emer- gency respond- ers. Taking immediate action can prevent further structural deteriora- tion, deter criminal activity and limit exposure to harsh environmental elements. Properly securing a dam- aged property also ensures compliance with local building codes and insur- ance requirements, which may mandate immediate protective measures. In the case of fires, scene pres- ervation is also critical to allow for investigation as to the cause and origin of the fire. Strategic securing of the property while not disturbing the scene for investigation purposes is essential. Determining the cause of a fire is a must for insurers and potentially will identify a liable party. This could benefit the owner of the property if it is deter- mined to be caused by a faulty device, or it is due to the negligence of a renter/ tenant as these open oppor- tunities for claims deduct- ibles to be recovered. Emergency board-up and structural shoring n Vehicle impact. A vehicle collision with a building can cause severe structural damage, compromising load-bearing walls, entry- ways, and support beams. Immediate board-up and structural shoring are essential to prevent further collapse and protect occu- pants from falling debris. n Fire damage. After a fire, a building may be left with weakened walls, shattered windows, and exposed inte- riors. Boarding up openings, installing temporary shor- ing to prevent structural failure, and tarping exposed areas to prevent water intrusion are crucial steps in stabilizing the prop- erty before full restoration begins. n Break-ins and vandalism. A forced entry or vandalism incident can leave doors, windows and other access points compromised. Quick board-up solutions prevent further unauthorized entry, deter additional criminal activity, and maintain the security of tenants and property assets. n Riots and civil unrest. During periods of civil unrest, buildings are often targeted for looting, arson or general destruction. Preemptively boarding up properties in high-risk areas can prevent extensive damage. If destruction has already occurred, rapid- response board-up services are necessary to regain con- trol over the property. n High winds and storm damage. Severe weather events, including hur- ricanes, tornadoes and straight-line winds, can break windows, tear off roofing materials and desta- bilize walls. Emergency board-up, tarp- ing and shoring protect the building from further weather-related deteriora- tion and ensure safety for those inside and around the property.
