Compark GIP Property Owner LLC acquired the Compark industrial portfolio – located at 8490 and 8560 Upland Drive and 14800 Grasslands Drive – from GIG CW Compark LLC, according to Douglas County public records. The seller entity is affiliated with CW. The buyer entity’s address is affiliated with Denverbased Good Investment Partners. The portfolio, built in 2001 on 8.35 acres, last sold for $23.19 million in 2020, according to county records. CBRE’s Jeremy Ballenger, Tyler Carner and Jim Bolt of CBRE represented the seller in the transaction. The 264,209-squarefoot portfolio is fully leased to five “blue chip tenants” and features a weighted average lease term of 4.24 years with contract rents 16% below market, Carner said in a LinkedIn post announcing the sale. The property has maintained a 98% occupancy rate since 2016, Carner said. The properties are proximate to Centennial Airport, in the Dove Valley area. The asset is northwest of the South Chambers Road exit on E-470, providing connectivity to the greater Denver metro area. Good Investment Partners did not return requests for comment on the transaction. The firm specializes in industrial properties and currently owns 10 additional properties in Boulder, Fort Collins, Longmont and Mead, according to its website. Other News n METRO DENVER – Russell Gruber of Gruber Commercial Real Estate facilitated multiple industrial deals around the Denver metro area. Race & York RLLP and West 5th Ave RLLP acquired a 36,750-squarefoot masonry building at 2727 W. Fifth Ave. in Denver from 5th Properties Ltd. for $3.75 million in December. The property is situated on 2.45 acres at West Sixth Avenue and Interstate 25. Gruber represented the seller in the transaction; the buyers have also engaged Gruber to help lease or potentially sell the property. The seller received several offers from different local investment groups. Safety Properties sold a 7,200sf grade-level masonry building at 3830 S. Windermere St. in Englewood to 3820 S. Windermere St. LLC, which plans to occupy the building. The building sold for $1.7 million in January. Gruber represented the seller, while the buyer did not have representation. Tuff Shed Inc. renewed its lease for 41,076 sf at 4500 and 4501 Grape St. in Denver with landlord Triple S LLC. Gruber represented the landlord in the direct deal. The landlord was “thrilled” to have the tenant remain in the building, which it has occupied for 10 years, Gruber said. n ARVADA – A 6,000-sf multitenant industrial property in central Arvada sold for $975,000 in January. Harold Wisehart sold the property, situated on 0.4 acres at 5612 Newland Way, to 5612 Newland Way LLC. Marc Lippitt and Justin Herman of Unique Properties Inc./TCN Worldwide represented the seller in the transaction. The asset features a large shed and some fenced yard space in the rear of the property. Built in 1968, the single-story building also includes 9-foot clear height, seven drive-in doors, and a recently replaced roof and electrical panels, according to a LoopNet listing. The buyer is a local owner and aims to occupy the building with its business. The buyer will make minor improvements in the immediate future. Small-bay industrial continues to be in very high demand, a statement from Unique Properties said. The market is tightly constrained within the asset class, according to LoopNet. The firm received multiple offers on the building prior to going under contract. This sale marks the first time the property has been available to purchase in nearly 30 years. s Industrial portfolio with 3 buildings sells for $47.25 million Russell Gruber by Avalon Jacka BOULDER – A new quantum incubator made its debut in east Boulder in January. A partnership of Elevate Quantum and three local universities – including University of Colorado Boulder, Colorado State University and Colorado School of Mines – opened the 13,000-square-foot facility, located at 5555 Central Ave. Elevate Quantum, based in Colorado, New Mexico and Wyoming, is a coalition of 120 organizations, including the three universities. The facility, located within Flatiron Park, is leased from landlord BioMed Realty. The partnership operating the incubator was represented by Eric Carlbom of JLL, and the landlord was represented by Erik Abrahamson and Kailee Lammers of CBRE. Flatiron Park is a 1 millionsf campus offering connectivity to Boulder’s pedestrian and bicycle paths and proximity to numerous dining, retail and hotel amenities. The property also provides scenic mountain views.
