Mesirow Financial acquired The District by Windsor, locat- ed at 6300 E. Hampden Ave., from GID. The transaction closed in January for $91.1 mil- lion, or $330,072 per unit, or $342.85 per square foot, accord- ing to Apartment Insights. The property has been rebranded to The District at Hampden South, according to the prop- erty’s website. “We are pleased to partner with JLL Capital Markets and GID in the purchase of The District by Windsor,” said Alasdair Cripps, Mesirow Institutional Real Estate Direct Investments CEO. “Going for- ward, our vision for the prop- erty includes additional capi- tal for modern amenities and enhancements to interior units and the exterior appearance.” The District at Hampden South includes 276 multifam- ily units and residential space totaling 247,811 sf and 10 ground-floor commercial spac- es measuring 16,622 sf. Built in 2007, the mid-rise apart- ment community includes three buildings situated on 7 acres. The asset boasts a 95% occupancy rate, catering to a diverse range of residents. The District at Hampden South includes a mix of stu- dios, and one- and two-bed- room units. Each unit includes a gourmet kitchen with stain- less steel appliances, granite countertops, in-unit washer and dryer, 9-foot ceilings, ceil- ing fans, and more luxury fin- ishes. Select units feature luxu- ry vinyl plank flooring, 20-foot cathedral ceilings, breakfast bars, built-in bookcases, walk- in closets, garden tubs, lofts with concrete flooring, gas fire- places, and refrigerators with water and ice dispensers. The property is managed by Holland Residential LLC. Amenities at the pet-friendly community include a year- round spa/hot tub, a resort- style swimming pool, electric vehicle charging stations, con- trolled access garage parking, a resident club room with a pool table and shuffleboard, a bike repair station, courtyards with gas grills, on-site man- agement and storage, and a dry-cleaning drop-off/pick- up service. There are several 24-hour services available as well, including a state-of-the- art fitness center, a business center, package lockers, and emergency maintenance. The asset offers proximity to Southmoor light-rail station and Interstate 225 via I-25, providing connectivity to the Denver metro area. The prop- erty is near shopping centers and major employment hubs in southeast Denver. Jordan Robbins, Wick Kirby, Alex Possick and Seth Gallman of JLL represented the seller and procured the buyer in the transaction. “The sale of The District by Windsor demonstrates the continued investor appetite for well-located, value-add mul- tihousing assets in the Den- ver metro area,” Robbins said. “The property’s strategic loca- tion near major employment centers and itspotential for unit interior upgrades made it an attractive investment opportu- nity in today’s market.” The average household income within a 3-mile radius of the asset is $137,197, and the average home value is $826,899, reflecting the area’s affluence and desirability. The region is experiencing signifi- cant job growth, and an aver- age of 89 new residents move into the Denver metro area daily, according to a statement from JLL. s Mesirow buys mixed-use apartment building by Avalon Jacka DENVER – A local real estate investment, develop- ment and management firm acquired a three-year-old hotel in Lower Downtown, adding to its hospitality port- folio. McWhinney purchased Thompson Denver, located at 1616 Market St., from devel- oper T2 Hospitality for an undisclosed price in January. The acquisition includes the hotel property and its asso- ciated amenities, which total 161,316 square feet, accord- ing to Denver County public records. “Thompson Denver is an ideal addition to growing our portfolio of lifestyle hotels in Denver,” said Omar Palacios, McWhinney chief hospital- ity officer. “From upgrading and relaunching The Craw- ford at Union Station to the ground-up development and construction of The Maven at Dairy Block, McWhinney has a proven track record of ele- vating locations and continu- ally investing in and improv- ing the quality of Denver’s hospitality offerings. Both restaurants were curated by Michelin-star chef Ludo Lefebvre. Thompson Hotel is situated blocks from Union Station, Coors Field and the Colorado Convention Center.
