Denver-based Sidford Capi- tal sold Oakbrook Shopping Center, located at 309-311 E. County Line Road, to different, undisclosed buyers for a com- bined price of $13.5 million. The property is comprised of a 30,466-sf neighborhood strip center fully leased to 15 tenants and a 48,215-sf O’Reilly Auto Parts Super Hub anchor space. The disposition was the cul- mination of Sidford’s reposi- tioning and lease-up strategy for the property, which was 30% leased at the time of the firm’s $8.2 million acquisition in 2022. “Our firm was able to reposi- tion an asset that had strug- gled for decades,” said Sidford Capital principal Dan Groot- ers. “Through an aggressive leasing campaign and capital investment, we transformed this property from 30% leased to 100% in under 12 months. Since we had reached our investment objectives ahead of schedule, we decided to take advantage of the strong retail investment sales market to create a very positive outcome for our company and investors. Our firm continues to be on the hunt for additional value-add opportuni- ties in the Colorado market.” Marcus & Millichap’s Ryan Bowlby and Drew Isaac had the exclusive listing to market the property on behalf of the seller. “This disposition is a great example of when the sum of the parts of a shopping center is worth more than the whole,” Isaac said. “Disposition via a breakup sale continues to be a highly effective strategy for creating value, espe- cially when an investment-grade tenant accounts for a significant portion of the income stream.” “Neighborhood retail shop- ping centers are among the most sought-after product types in the post pandemic commercial real estate investment cycle,” Bowlby added. “We had significant inter- est in the multitenant portion, as new capital sources (national and local) continue to chase these cen- ters.” The shopping center serves the affluent area of Littleton, High- lands Ranch and Southglenn and is located along a busy retail cor- ridor on South Broadway. s Sidford Capital sells Oakbrook Shopping Center for $13.5M by Avalon Jacka PUEBLO – A shopping center shadow anchored by one of the top-performing grocery stores in the state traded hands for $6.55 million.
