KCP Northland I LLC and KCP Northland II LLC purchased two parcels in Northland Business Park, positioned on Northland Drive. The properties are bound- ed by Weld County Road 16 to the south and Weld County 18 to the north. The buying entities are associated with Kent Circle Part- ners. Henry Group Real Estate’s Patrick Henry, Boston Weir and Daniel Allen represented the buyer. TomMyers and Jake Cook of Ringsby Realty Corp . repre- sented the sellers, A.L.E. Partner- ship and Land 5 Investments LLC. “This acquisition represents a strategic investment in the contin- ued growth and economic devel- opment of the Fort Lupton com- munity,” said Weir. “Northland Business Park’s prime location, flexible zoning and infrastructure- ready status make it an attractive option for businesses looking to establish or expand their opera- tions in Colorado.” KCP Northland I LLC pur- chased the property that includes 103 acres of shovel-ready land across 15 separate parcels zoned for a variety of commercial, indus- trial and outdoor storage uses, including C-1, C-2, I-1 and I-2. All the necessary infrastructure is already in place for the lots, which will be immediately marketed for sale. Henry’s Group Henry, Weir and Allen will be managing the sales. KCP Northland II LLC pur- chased the remaining 214 acres, which it intends to entitle and sub- divide to create more parcels for future industrial and commercial development. These additional parcels will be held for develop- ment. Kent Circle Partners and Henry Group will explore entitle- ment options to ensure the busi- ness park is “well-positioned” to attract local and national users, Allen said. “Kent Circle Partners was drawn to Northland Business Park due to its prime location in Fort Lupton, Colo.,” Allen said. “The land’s zoning and proxim- ity to major highways make it ideal for industrial and commer- cial development, offering signifi- cant potential for future growth. Joe and Patricia Harris sold the assemblage, comprised of a 5-acre parcel at 6211 state Highway 86 and a 54.54-acre parcel at 6213 state Highway 86, to an undis- closed buyer. The plans for the parcels were not disclosed. The properties are approximately 2.7 miles east of the town of Elizabeth. Second Ave. from Ad Cirrus LLC for $6 million, according to SKLD Informa- tion Services. The property is strategically located near Interstates 70 and 225, provid- ing access to major transpor- tation routes in the Denver metro area, Hampton Yards’ website said. Pinnacle Real Estate Advi- sors LLC facilitated the trans- action, with Kristjan Danis and Paul Schneider representing the buyer and Thomas Graeve representing the seller. The owner of Ad Cirrus operated Alpine RV Storage, a locally owned recreational vehicle and boat storage yard, for three decades. Hampton Yards plans to build on the site’s legacy and leverage its expertise in the IOS space to optimize the site’s potential, a statement from Hampton Yards said. The purchase marks Hamp- ton Yards’ eighth IOS prop- erty acquisition in Colorado and 14th nationally since 2020. GS Ironton LLC disposed of the 37,636-square-foot prop- erty at 4600 Ironton St. to Aspen Ironton LLC in Novem- ber. Malman Commercial Real Estate brokered the transac- tion, with Jake Malman and Dan Prevedel representing the seller and Taylor Roy representing the buyer. The proper- ty’s proximity to Interstates 70, 225 and 270 offers easy access to the greater Denver metro area. The property was built in 1976 and renovated in 1999, accord- ing to a LoopNet listing. In summer 2023, the seller leased approximately 40% of the property to The Sloth LLC, a cannabis cultivation com- pany, according to previous reporting. n COLORADO SPRINGS – A 16,969-sf industrial and retail asset in northeast Colo- rado Springs sold for $2.38 million in November. Taylor Stamp of Quantum Commercial Group Inc . represented the seller, and Cole Underwood of Re/Max Advantage Realty represented the buyer. The sale included four vacant buildings with six addresses and five individ- ual parcels, Stamp said. The buyer, which provides T-shirts and mer- chandise for electronic dance music groups, will operate its distribution company out of the space.
