SE Artisan Kent Place LLC, an entity of Sequoia Equities, bought Kent Place Residences from Kent Place Holdings LLC, an entity of J.P. Morgan Asset Management. Situated on 5.85 acres at 3465 S. Gaylord Court, the two-building property totals 373,009 square feet. The sales price equates to $450,000 per unit, or $362 per square foot. Built in 2014, Kent Place Resi- dences is comprised of a four- story building and a six-story building. Units include one to three bedrooms and one to 3 1/2 bathrooms. The property is currently 93% leased, accord- ing to Apartment Insights. In-unit amenities include stainless steel appliances; stone countertops; full-size washers and dryers; plush carpeting, wood-style flooring and tile; 9- and 12-foot ceilings; walk-in closets; ceiling fans; and private patios or balconies. Select units include a kitchen island, a gas fireplace, floor-to-ceiling win- dows, and views of downtown Denver and the mountains. Boulder-based Con- science Bay Co. acquired the coworking building at 3001 N. Brighton Blvd., for- merly known as Industry Denver, from 3001 Brigh- ton LLC, an entity associ- ated with Clarion Partners. Conscience Bay rebranded the property as Fabrica RiNo, stemming from the Latin word for “factory” or “workshop.” “This is an asset that has played a pivotal role in shap- ing the RiNo Art District over the last decade-plus,” said Con- science Bay Director of Commercial Real Estate Investments Ben Woolf. “We’re eager to continue the tradition of creative entrepreneurship in this historic building.
