Rockefeller Group and MGL Partners will develop The Juniper on Mainstreet, situated on 8.1 acres at the intersection of Mainstreet and South Pine Drive. The 305,538-square-foot project will include 264 apart- ments, community amenities and 13,900 sf of retail and res- taurant space. The project is currently under construction, with groundbreakin g taking place late last year; delivery is anticipated in second-quarter 2025. “We are pleased to be part- nering with MGL Partners to bring this project to Parker,” said Kerry Joannides, director of Rockefeller Group’s Rocky Mountain Region. “This is our second project with MGL, and we’ve found we’re strongly aligned in our approach to meeting market needs. The Ju niper on Mainstreet will offer high-quality housing well positioned to surrounding amenities and just a 12-min- ute drive from the Denver Tech Center, metro Denver’s largest employment base.” The Juniper on Mainstreet will be comprised of two, four-story buildings with a mix of studio and one-, two- and three-bedroom units. The total rentable square footage is 238,625 sf. The north build- ing, fronting Mainstreet, will include the retail space, and the second building will include most of the other community amenities. Community amenities will include a clubhouse, two fit- ness centers, a pool and spa, coworking areas, conference facilities, a mail room, a dog park, more than 400 covered and surface parking spaces, and access to outdoor green space. The property is across the street from Parker Arts, Culture & Events Center and is walkable from multiple restaurant and retail options downtown. Resi- dents will benefit from a short commute to the Denver Tech Center or downtown Denver. Portland, Oregon-based ScanlanKemperBard and Chi- cago-based Landrock acquired Walnut Business Center, an eight-building, 123,879-square- foot complex on 6.4 acres with a primary address of 3201 Wal- nut St. Additional addresses at the park include 1960 32nd St., 3220 Prairie St., 3240 Prairie St., 1965 33rd St., 1957 33rd St., 1935-1949 33rd St. and 3207- 3265 Walnut St. Kreizel/Perry Partnership LLP sold the prop- erty for $28 million, according to SKLD Information Services. “Our vision for the Walnut Business Center goes beyond just a real estate investment,” said SKB President Todd Gooding. “We are committed to transforming this property into a modern, vibrant space that meets the needs of today's tenants and enhances the over- all community fabric of Boul- der. While principals of SKB and Landrock have done multiple transactions together in the past, Walnut Business Center marks the first official venture between SKB and Landrock as businesses, Gooding said. The park was built over the span of 40 years, with the first buildings constructed in the 1950s and the last built in the 1990s. The park was 94% leased at the time of sale to local tenants including Twisted Pine Brewing Co. and Boulder Engineering.
