J Salon signed its lease for 2,935 sf in Suites 101 and 102 in October, and Legends Coffee was the first tenant to sign on at the retail center, leasing 1,696 sf in Suite 104 in July, according to previ- ous reporting. All three spaces are expected to be open for business by fall. Trevey Commercial Real Estate’s David Marulli and Nick Beach represented the landlord, Lemon Gulch Investment Trust LLC, in each of the lease transac- tions. Ben Davis Insurance did not have a broker in its direct lease deal with the landlord. The building offers a 4.5:1,000 sf parking ratio and is adjacent to the new Senderos Creek town- home community. n BOULDER – A Japan-based shoe store has leased space near Pearl Street for its first U.S. loca- tion. Stride Lab leased 770 sf at Siena Square, located at 2060 Broadway, from landlord Twen- ty-Sixty Broadway Partners LLLP. Stride Lab expects to open the space in June. The Class A mixed-use property is a block north of Pearl Street and is walk- able from numerous other stores and restaurants. “Opening our first Stride Lab in the U.S. and introducing a natu- ral footwear store in Boulder is a real milestone and just the start of our U.S. expansion,” said Stride Labs CEO and co-founder C edric Scotto. While specifics for future phas- es are not set, Schuman expects the final product to be comple- mentary to Phase 1. The com- pleted development is expected to total more than 230,000 sf, according to Timnath’s website.
