After four years of redevelop- ment planning and 140 years of ownership of the property, Golden-based AC Development broke ground on Clayworks, located at 600 Ninth St. The 12-acre development will include state-of-the-art office spaces, a boutique hotel, apartments, and food and beverage options. The first phase of the project will be constructed by Holder Construction and will include demolition of most of the former industrial structures, construction of new infrastructure and pub- lic spaces, and a 182,000-square- foot office building featuring the adaptive reuse of two of the old- est buildings on the site. The first phase is expected to be delivered in May 2026. “This marks an enormously important milestone for Clay- works," said AC Development President Dan Cohen. “This proj- ect is the result of close collabora- tion with the city and community, and we are excited to bring this vibrant new district to the already wonderfully special downtown Golden.” Clayworks will be home to the new global headquarters of CoorsTek. The site was home to CoorsTek’s technical ceramics manufacturing and research facili- ties from 1910 to 2022, and most of those operations have since moved to new facilities in Golden. The four-story building will also be home to other Coors-family companies, another office tenant to be announced, and three food and beverage tenants. The all- electric building will be situated above one story of below-grade parking and dozens of 500-foot- deep geothermal wells. The site is easily accessible from numer- ous throughfares, including High- ways 6, 58 and 93, Interstate 70 and public transportation. “We are committed to preserv- ing key historic elements of this site while bringing modern ame- nities such as incredible outdoor spaces where our community can connect and enjoy our beloved town,” said Darden Coors, AC Development board member. The architecture and engineer- ing consulting team for Clayworks includes Tryba Architects serving as the architect; Wenk Associates Inc. serving as the landscape archi- tect; KL&A Inc. serving as structur- al engineer; ME Engineers serv- ing as MEP engineer; and Martin/ Martin Consulting Engineers serving as civil engineer. James Roupp of JLL is leading leasing efforts at Clayworks. AC Development is a private- ly owned real estate company launched in 2020 by the Coors family to redevelop the site. AC Development serves as master developer, vertical developer, and long-term owner and operator for each of its projects. s AC Development breaks ground on Clayworks project by Avalon Jacka TIMNATH – A Windsor- based real estate investment company is developing a mixed-use campus at the inter- section of East Harmony Road and Signal Tree Drive. Construction for Phase 1 of Riverbend Urban Vil- lage, developed by Schuman Cos., is underway. The 4-acre phase will include a one-story, 15,000-square-foot retail build- ing and a two-story, 30,000-sf mixed-use building that will include restaurants with patios in the end cap spaces and retail space in between on the first floor, and medical or profes- sional office space on the sec- ond floor, Schuman Cos. co- founder and President Alex Schuman said. Development began on the east side of the property and will move west- ward in future phases toward the Cache la Poudre River. Schuman highlighted River- bend Urban Village’s location, noting the development will create a gathering space where residents can enjoy the ameni- ties and restaurants without having to cross Interstate 25.
