The Learning Experience, which operates an existing 10 day care centers in the region, opened a location at 10935 Colo- rado Blvd. in Firestone in Janu- ary. The franchise will open three more Colorado locations this year, including 1144 Lake Ave. in Berthoud in the first quarter, 12215 Pardee St. in Parker in the second quarter, and 1403 Plaza Drive in Littleton in the fourth quarter. The company will also open its Castle Rock location at 3301 Meadows Blvd. in second- quarter 2025. “As more families continue to move to Denver and surround- ing communities, there is a great- er need for options and access to high-quality child care and early education in these commu- nities,” said The Learning Expe- rience Executive Vice President of Development David Slavny. “Ultimately, child care and early education centers are crucial in driving Denver's economy and supporting the area's workforce.” Each location, costing between $3.2 million and $3.5 million on average to build, will include a 10,000-square-foot building with a 5,000-sf playground. Each loca- tion offers numerous amenities, including classrooms designed for each age group; mirrors in every classroom for increased vis- ibility; self-contained classroom restrooms; secure, private-entry access; security cameras, door chimes and alarms; air filtration system; interactive whiteboards; Make Believe Boulevard, an interactive classroom designed to develop and expand socio- dramatic play among children; and more. “The Learning Experience cen- ters are purpose-built to foster an environment where children feel safe and comfortable to learn, play and grow,” added Slavny. “With attention to every detail, we design our centers through the child’s eyes, to ensure and encourage a child’s natural curi- osity and creativity.” The Learning Experience has opened more than 80 centers in the past two years and now has 370 in 29 states, as well as two U.K. locations. The company is actively looking for expansion opportunities around the U.S. and plans to add more than 100 new locations over the next two years. The Learning Experience pur- sues growth in new markets by establishing both franchise and corporate-owned sites in each major metro market, then the company establishes franchised sites with 15-year agreements in surrounding suburban areas. The company’s real estate team ana- lyzes several factors when identi- fying potential sites and markets, including daytime population of the surrounding area; traffic pat- terns; population of children ages 6 and under in a 1-, 3- and 5-mile radius; and average household incomes within those same areas, according to a statement from the company. s Learning Experience expands with 5 new Colorado locations by Avalon Jacka CASTLE ROCK – A Colora- do-based restaurant chain cel- ebrated the opening of its fifth location. Los Dos Potrillos opened the newly constructed loca- tion, which is now the chain’s largest, in January. The 8,200-square-foot restaurant, located at 6370 Promenade Parkway, will serve Mexi- can cuisine. The building can accommodate up to 284 guests. The restaurant includes a large dining area with moun- tain views and natural light, giant chandeliers, a full com- mercial kitchen, a brewhouse and a custom bar area, as well as a covered patio and outdoor garden. It is the restaurant’s second location to include a brewery. GH Phipps’ Special Projects Group constructed the build- ing. Ely Architecture served as the architect for the project. The structure is comprised of over-excavation earthwork, a slab-on-grade, combination structural steel and wood com- ponents, and exposed ceilings. The building cost a total of $4.7 million for construction, according to a statement from GH Phipps. Los Dos Potrillos has addi- tional locations in Centennial, Highlands Ranch, Littleton and Parker. s Los Dos Potrillos opens 5th eatery in Castle Rock, near outlet mall by Avalon Jacka LONE TREE – A local craft brewery will open its second brewery and roadhouse location near Sky Ridge Medical Center. Great Divide Brewing Co., in partnership with Vibe Concepts, is set to open the Lone Tree loca- tion of Great Divide Brewery & Roadhouse at 9878 Schwab Way, Unit 240, this month. Matthew Debartolomeis of JLL brokered the transaction between Great Divide and landlord Charles Schwab. Great Divide and Vibe Concepts is the parent company of Tstreet Roadhouse, Roadhouse Boulder Depot, Spanky’s Road- house, and Reivers Bar and Grill. The 8,200-square-foot restau- rant is situated on the ground floor of the Charles Schwab con- ference center, which is part of the firm’s global headquarters. The brewpub will offer elevated comfort food for brunch, lunch and dinner, with 14 Great Divide beer taps and a full wine and cocktail menu. UNUM collaborative and Jordy Construction built out the space, which includes a mahog- any bar, a copper ceiling and a Great Divide opens new brewpub in Lone Tree by Avalon Jacka WHEAT RIDGE – A newly developed 7-Eleven property on the west side traded hands in January for $8.83 million. Cadence Capital sold the prop- erty at 4400 Harlan Court to an undisclosed California-based buyer. SRS Capital Markets’ Ryan Tomkins facilitated the transaction on behalf of the seller. “This was a very attractive asset for the new ownership as it offered a new construction build- to-suit property for 7-Eleven with a 15-year, corporate-guaranteed triple-net lease in place, which translates into zero landlord responsibilities,” said Tomkins. “Additionally, with the bonus depreciation component in a sup- ply constrained market, interest levels from potential buyers were high.” The 7-Eleven is situated on 1.3 acres and includes Laredo’s Taco, the convenience chain’s new quick service restaurant concept. The 4,650-square-foot property is an outparcel of Lakeside Cen- ter, a 728,000-sf shopping center anchored by Walmart Supercent- er and featuring Petco, Planet Fit- ness and Goodwill. Dallas-based SRS Real Estate Partners has more than 25 offices in the U.S., including in Denver. SRS Capital Markets completed across 495 transactions valued at approximately $2 billion in 43 states last year. The firm current- ly has more than 600 properties actively on the market with a market value of more than $2.85 billion. Other News n PARKER – A developer bought a 1.4-acre lot to build a Panda Express drive-thru. CFT NV Developments LLC purchased the space known as Lot 4 in the Westcreek Develop- ment, located at the southwest corner of E-470 and South Parker Road, for $1.1 million in Decem- ber. The buyer is expected to break ground soon to open the new Panada Express location in fall. The seller, NexGen Westcreek Holdings LLC, was represented by Mitch Trevey and Nick Beach of Trevey Commercial Real Estate, while the buyer was rep- resented by Michael Kendall of CBRE. n GREELEY – An absolute tri- ple-net ground lease property has traded hands for $2.18 million. The property, located on 10th Street Road, is home to a new Ent Credit Union with a 15-year lease. The asset is part of a mixed-use development that also includes Starbucks and QuikTrip, as well as 177 single-family homes and 189 apartments. The property is also adjacent to a 546-unit multi- family development.
