Travis Ackerman, Tyler Mur- ray and Ty Mashel of Cush- man & Wakefield represented the seller, and the buyer was represented by Jon Dandurand of Burr & Temkin South Inc. “The property provides a central Northern Colorado location in a rapidly develop- ing area and offers ODFL adja- cency to the airport and con- venient access to transporta- tion services, as well as several major global and regional com- panies are also within close proximity,” said Ackerman. The site was originally mar- keted as smaller parcels rang- ing between 3 and 27 acres, but Old Dominion ended up buying the entire site, Acker- man noted. Old Dominion is expected to build a new indus- trial/logistics freight facility on the property. Semi-Stow purchased a 20.43-acre heavy-industrial zoned property at 3801 E. 64th Ave. from Hampton Yards in an off-market transaction for $18.5 million. The outdoor storage property includes a 1,910-square-foot office building constructed in 1957, according to Adams County public records. The property is situated near the intersection of Interstate 270 and Brighton Boulevard, providing quick access to downtown Denver, Denver International Airport and the greater Denver area. Semi-Stow plans to begin oper- ations in the first quarter. The transaction was a direct deal with self-representation on both sides. Tucker Robin- son and Jeff Robinson led the Hampton Yards side of the deal, while Robert Gunby, Max White and Tres Treschke led the acquisition for Semi- Stow. “When we purchased the property in 2021, we knew we had some work on our hands.” said Tucker Robinson. “We’ve spent the past two years work- ing with Commerce City offi- cials to rezone and bring the property back into compliance with municipal code. Although we would have loved to hold onto the site, we believe Semi- Stow will be excellent stewards of the property as it is a perfect fit for their use.” Hampton Yards purchased the property in 2021 for $6.94 million.
