Skin Laundry, Datura Home, Toastique and Sploot Veterinary Care are now open at the Ninth Avenue and Colorado Boulevard development, also known as 9+CO, while Ohm Fitness and Huntington Bancshares Inc. will open in 2024. Melissa Machell of Continuum Partners represented the developer in all of the lease transactions. “In just a few short years, 9+CO has become one of the preemi- nent communities in Denver with a variety of living options, plenty of open space and now evenmore retailers joining an already incred- ible list of businesses that call the area home,” said Frank Cannon, development director for Contin- uumPartners. Sploot Veterinary Care, repre- sented by Megan Maxwell and Jen Demont of Tower Realty Partners, leased 2,246 square feet. The space at 9+CO is one of seven opened or planned locations in the Denver metro area, with an addi- tional two locations in Chicago. The veterinary chain offers pri- mary and urgent care vet services with tech-powered accessibility in modern clinics. Denver-based Datura Home leased 1,842 sf for its second loca- tion. The company specializes in houseplants and pots, home accessories, jewelry, unique gifts, and personal bath and body prod- ucts. Off Grid Trailers leasedapprox- imately 15,000 square feet at 7173 S. Revere Parkway in the Elevate at Central Centennial industrial park. The front portion of Off Grid Trailer’s new facility will have a showroom for trailers and retail products like rooftop tents, awnings and other camping gear. The back portion of the facility will be a retail warehouse with space for shipping and receiving for the U.S. operations of Off Grid Trailer’s e-commerce store. Kory Davis, Off Grid Trailer’s director of marketing, said the company was attracted to the space because of the property’s proximity to the airport and major highways, and because the building is relatively new, having been built in 2020. Sagard Real Estate represent- ed the landlord, Evox Co Cen- tennial LLC, in the lease transac- tion for the space, while Off Grid Trailers was unrepresented. Off Grid Trailers will have a soft open of the space in January with plans for a grand opening inMay. The companywill start with three employees for the soft opening and expand its local workforce as needed. Off Grid Trailers began in 2018 as a manufacturer of off road- capable camping trailers primar- ily for the overlanding market. During the pandemic, Off Grid Trailers sawmore customers who were first-time campers, provid- ing the opportunity to bring in an online retail store aspect to the business. Off Grid Trailers operates its headquarters, and sales and retail store in Edmonton, Alberta, Can- ada, and manufactures its four trailer models in Saskatchewan, Canada. Denver-based craft brewery TRVE Brewing Co. and Full Metal Burgers, a burger joint with a “heavy metal twist” will open on the street level of the 357,394-square-foot com- munity at 4290 Brighton Blvd. Kyle Framson of The Zall Co. represented the landlord and developer Hines and procured the tenants. Both tenants were unrepresented in their respec- tive transactions. TRVE Brewing Co., a celebrat- ed brewing company known for its heavy metal aesthetic, opened its first location in the South Broadway neighborhood in 2012. The brewery will open its new 3,350-sf location at Mica RiNo in 2024. San Diego-based Full Metal Burgers offers smash-style burgers and sandwiches, appe- tizers and salads, and celebrates the spirit of the metal-head community. The restaurant will begin its Denver expansion in the 2,750-sf space at Mica RiNo. Residents first moved into the 397-unit Mica RiNo in July. The property includes a mix of studios, and one- and two-bedroom units, averaging 857 sf. Each residence feature a modern kitchen with quartz countertops, in-unit washer and dryer, electric door locks, matte black fixtures and stainless- Mica RiNo welcomes 2 heavy metal-centric retail tenants by Avalon Jacka FRONT RANGE – A new res- taurant concept is expanding to multiple locations in the Colo- rado market. SkinnyFats will open a total of three new stores in Denver and Boulder via the entity Elevated Inc., the chain’s largest franchi- see. Elevated is also the largest franchisee of Cheba Hut Toasted Subs, with 20 restaurants in Colo- rado and Nevada. Elevated will also open a new Cheba Hut loca- tion alongside one of the new SkinnyFats shops. Jake Hallauer, Lauren Larsen and Marc Robson of NAI Affin- ity represented Elevated in all three transactions for its new loca- tions. Elevated is actively looking for “prime real estate” to expand both restaurants elsewhere in Colorado, Hallauer said. Elevated’s first SkinnyFats store opened at 7795 E. Belleview Ave. in Denver inOctober. The proper- ty is approximately 3,200 square feet, Hallauer said. The out-of- state landlord, Tulussah LLC, was represented in the lease transac- tion by Jarod Pate of DePaul Real Estate Advisors. Elevated has signed a lease for both SkinnyFats and Cheba Hut at 1346 Pearl St. in Boulder, the former location of Lazy Dog Bar &Grill, which closed in 2019. The location totals about 6,000 sf on the main floor, with SkinnyFats taking over 3,000 sf and Cheba Hut taking more than 2,000 sf. The landlord, Reynolds-Yew Tree LLC, was represented in the lease transaction by Mike DePal- ma of SullivanHayes Brokerage. The location does not yet have an opening date set as Elevated is working through the city process for the stores. Elevated also recently pur- chased a 9,983-sf site at 101 S. Broadway in Denver for its third SkinnyFats location from 101 S Broadway LLC. Hayden Hirschfeld of NAI Shames Makovsky represented the seller. Oakwell Beer Spa, formerly known as The Beer Spa, will open its second location at 6660 Timberline Road, Suite 100, in 2024. The relaxation concept com- bines a day spa and taproom into one space. The 3,400-square-foot indoor space and 867-sf patio will feature a taproom, four beer ther- apy rooms and five zero-gravity massage chairs. The taproomwill host a month- ly tap takeover by local brewer- ies and will offer a selection of draft wine, hard cider, sparkling wines and nonalcoholic bever- ages, as well as light snacks and charcuterie boards. Beer therapy rooms will feature spacious cus- tom-made tubs and larger sau- nas and can accommodate up to three guests. Garage parties, where garage doors are rolled up to combine beer therapy rooms for larger groups, will be able to accommodate up to six guests. “So many of the guests at our current location are already mak- ing the 45-minute drive up from Highlands Ranch, Greenwood Village, Denver Tech Center and other South Denver neigh- borhoods, so by bringing Oak- well Beer Spa closer to where our guests live, we will be giving them the opportunity to enjoy some much-needed relaxation on a more frequent basis” said Oak- well co-owner Jessica French.
