Beacon Building Products will serve Northern Colorado residential and commercial contractors and lumberyards at its new, 16,378-square-foot branch at 7500 Johnson Drive. JLL brokered the lease trans- action between Beacon and its landlord, which is listed as Johnson Drive 7500 LLC on Weld County property records. The new facility allows Bea- con to enter the Frederick mar- ket and allows the ability to quickly respond to the needs of its customers in the region, a representative from Beacon said. The property is situated in the Front Range urban corridor on 3.28 acres near the Godding Hollow Parkway exit of Interstate 25. The building, which was con- structed in 1999, did not undergo any renovations before Beacon moved in. “With an ideal location along Interstate 25, this branch sits just between Denver and Fort Collins and will serve contractors with our full product range as well as digital tools, like Beacon PRO+, that help busy contractors grow their businesses,” said Beacon Regional Vice President - Moun- tain Justin Hinze . Beacon also opened new loca- tions in Salinas, California, and Seguin, Texas, in October. The company has opened 19 green- field locations and completed an additional eight acquisitions this year, as footprint expansion is an important element of its Ambi- tion 2025 growth plan. Beacon operates more than 500 branches in all 50 states and six Canadian provinces. Other News n METRO DENVER – Mal- man Commercial Real Estate facilitated multiple deals in the Denver metro area. GS Navajo LLC sold a 56,160-square-foot vacant industrial building at 890 Navajo St. to 890 Navajo LLC. The property, built in 1956, sold for $4.1 million. Jake Malman of Malman Commercial repre- sented the seller. Casey Gros- scope of CBRE represented the buyer. Colorado JDM Motors Inc. leased 7,500 sf at 5750 E. 58th Ave. from Kew Corp. Blake Ham of Kew Realty rep- resented the landlord. n DENVER – A 26,136-sf industrial site in the Globev- ille neighborhood has sold for $2.22 million, or about $85 per sf of land. Russell Gruber of Gruber Commercial Real Estate Inc. facilitated the transaction on behalf of the seller, which was listed as Poor Boy I r r e v o c a b l e Trust on Den- ver County records. The city of Den- ver, which bought the prop- erty, did not have broker repre- sentation. Zoned I-MX-3, the buildings at 4801-4815 Washington St. total 4,506 sf. Both buildings are over a century old, with 4801 Washington St. construct- ed in 1886 and 4815 Wash- ington St. constructed in 1916, according to Denver County public records. The property is part of the city of Denver’s Washington Street improvement plan, Gru- ber said. The city will work to help improve access to the area and clean up the area around the National Western Stock Show Complex, adding side- walks and bike lanes. The central redevelopment site is within walking distance to the National Western Com- plex and the River North Art District. The property offers quick access to Interstates 25 and 70. n COMMERCE CITY – A national bulk transportation company leased 7,000 sf, mark- ing its entrance into the Colo- rado market. TransWood Inc. leased the space at 5790 Dahlia St. from Disco Capital LLC. Eric Rauscher of Equity Colorado Real Estate LLC represented the tenant. Mike Viehmann and Mike Wafer Jr. of New- mark represented the landlord. Since 1928, TransWood has provided national, supplemen- tal and emergency logistics and load services.
