Colorado Public Radio pur- chased the 72,000-square-foot building at 777 Grant St. from Littleton Capital Partners for $8.34 million. The property was 93% vacant at the time of sale. The transaction was a cash purchase with philanthropic funds desig- nated for capital investment. The property has room to expand CPR’s news operation and to consolidate all Denver- based operations, including CPR News, CPR Classical, Indie 102.3, Denverite, the Audio Innovation podcast studio, and all related activities. CPR is set to begin work on the design, phasing and fundraising to build out CPR’s studios, offices and auditorium in the six-story building, originally constructed for IBM in 1959 and renovated in 2020. The build-out is expected to take about three years. “Investing in the adaptive reuse of an existing building is a purposeful choice we’ve made to be cost-effective and minimize climate impact,” said Stewart Vanderwilt, president and CEO of CPR. “This location is also deliberate. We’re investing in the vibrancy of Colorado’s capital city and placing our headquar- ters where our news teams will have access to the seats of power, and more people will be able to enjoy destination experiences at our facility.” CBRE’s Patrick Devereaux, Tim Richey, James Brady and Campbell Davis represented LCP, which will initially man- age the property for CPR, in the transaction. Victor Frandsen, Sean Whitney and Clay Jones of Newmark represented CPR. A facilities task force of CPR’s board of directors guided the identifica- tion and purchase of the build- ing, and OZ Architecture, Marx/ Okubo Associates Inc. and Lou- ise Staab of Robinson, Waters & O’Dorisio PC advised CPR in this transaction. “The Newmark team played an instrumental role in identify- ing and securing this property," Vanderwilt said. "Their com- mitment and knowledge of the Denver market helped make this acquisition possible, and we are grateful for their partnership.” s CPR purchases Capitol Hill building for new headquarters by Avalon Jacka ENGLEWOOD – The Denver metro area’s newest coworking space has opened along South Broadway. Broadway Collective, owned by Ann and Derek Marlin, marked the opening with a rib- bon-cutting ceremony in August after welcoming its first cowork- ing tenants this summer. Aportion of the building is occu- pied by Elevation, a boutique real estate investment company run by the Marlins.
