Schnitzer West developed the 12-story office tower The Current, located at 3615 Delga- ny St. The building is now the neighborhood’s tallest office building. Built by Schnitzer West’s construction partner Swinerton, the building con- tains 240,000 square feet of commercial space. “The Current brings the perfect balance of work and wellness to the River North neighborhood, providing ten- ants and locals with common spaces, conference rooms, and offices that accommodate both professional work and lei- sure activities,” Doug Zabel, managing partner at Schnitzer West, said in a statement. “We couldn’t be more thrilled to cel- ebrate the opening of this new building in the Denver skyline and look forward to seeing all of the businesses that join The Current community.” Designed by Davis Partner- ship Architects, the Current features eight floors of office space, ground-floor retail, two levels of underground parking and four levels of above-grade podium parking, and multiple amenities, including a fitness center and locker room, an office lobby, secure bike stor- age and Schnitzer West’s signa- ture “Great Room.” The Current’s Great Room spans the top two floors and includes an executive board- room and a conference center that can accommodate up to 100 people. The Great Room feeds into a large rooftop ter- race with panoramic views of Denver and the Front Range, fireplaces, seating, outdoor conference rooms and a mul- tipurpose turf lawn. The council unanimously approved the rezoning for 159 Adams St., which now con- forms with the surrounding C-MX-5 overlay. The site previ- ously sat under Cherry Creek North zoning and was one of the final zoning outliers of the neighborhood. The city has been pushing to update CCN zoning by waiving rezoning application fees for any outli- ers. The Cherry Creek North Neighborhood Association unanimously voted to approve the rezoning in November. Magnetic Capital is devel- oping the site, as well as an adjacent undeveloped lot it purchased in October, into its 90,000-sf Second & Adams office building. Second & Adams was designed by OZ Architecture. Mortenson will oversee preconstruction.
