Atomos Nuclear and Space Corp. signed its lease for two storefronts in Sites 1 and 2 in May. Atomos will lease 19,288 square feet, approximately 30% of the building’s rentable square footage. Tepuy acquired the 63,412-sf property in May 2022 for $6.5 mil- lion, the company’s largest capital raise that year. Renovation costs have amounted to $5 million so far. Tepuy divided the building into six separate suites with common amenities, a press release said. The renovations also included a new roof, HVAC and electrical system upgrades, a shared load- ing dock, bathrooms and show- ers. Cosmetic upgrades included exterior paint, landscaping and a new parking lot. “We believed, and time has shown, that there was a lot of potential in repositioning the building for smaller tenants,” Tepuy’s asset manager, Ricardo Bottome, said in a press release. The industrial building, situ- ated on 5.5 acres, is located half- way between Boulder and Den- ver along the U.S. Highway 36 corridor. The property offers con- venient access to U.S. Highway 287, the Northwest Parkway and multiple bike lanes. The asset is located near two other Tepuy properties at 3400 Industrial Lane and 1 Park St. Tepuy plans to build a sec- ond building on the property’s remaining 2.5 acres of land. That asset will have 100,000 sf of rent- able space, which will make it the largest property in Tepuy’s portfolio. Other News n THORNTON – Santa Mon- ica Seafood Co. is coming to Colorado. The Southern California-based company leased a 33,297-square- foot industrial building at 1101 E. 126th Ave. The lease term is 123 months, marking a decade-long investment in the Denver metro area. The Denver location joins a portfolio of warehouses through- out the West and Midwest, includ- ing Los Angeles, San Diego, and Atascadero, California; Las Vegas; Phoenix; Albuquerque, New Mexico; and Chicago. Brian Cox of Lee & Associates’ Denver office and Becky Thomp- son of Lee & Associates’ Dallas- Fort Worth office represented the tenant. Cushman & Wakefield’s Joe Krahn represented the land- lord, Thornton Owner LLC. n DENVER – Red Fisch LLC leased two neighboring units in the River North neighborhood. Red Fisch LLC leased its 32,450- sf warehouse at 4501 Wynkoop St., B2, to CCFR LLC, an event rentals company. CCFR LLC was represented by CBRE’s Sam Dra- gan in the transaction. Tanner Fanello of Fuller Real Estate represented the Colo- rado Floor Co. in its lease of a 14,707-industrial space at 4501 Wynkoop St., B1. Russell Gruber of Gruber Commercial Real Estate Inc. rep- resented Red Fisch LLC in both lease transactions. n CENTENNIAL – A pair of industrial parcels have sold for $3.1 million. KK Easter Ave LLC purchased the triple-net property, which included a 12,600-sf building and approximately 4 acres of land at 14105 and 14156 E. Easter Ave. Located at East Arapahoe Road and South Jordan Road, the prop- erty offers easy access to Interstate 25, Centennial Medical Center and Centennial Airport. Built in 2014, the property is subdivided into two units that both feature two loading doors as well as warehouse and office spac- es. The asset is fully occupied by the in-place, long-term ten- ant Keesen Landscaping, with options to extend. The cap rate on the all- cash transaction was 6%. Unique Properties’ Michael DeSantis, Brett MacDougall and Hudson Cramer represented the seller, Hellcatcdm LLC. n DENVER – A 14,600-sf industrial property has sold within 1.5% of asking price. The asset sold in an all-cash transaction for $3.4 million, or $232 per sf. Although there was a lease in place for the property when it went under contract, SVN | Denver Commercial negotiated a lease termination to allow the property to be sold to a user for the highest price, according to a press release.
