The tenants will occupy spac- es in Buildings 1, 2 and 3 of the center. Three of the new tenants – Skylotec, Lone Star Logistics and Western Industries Corp. – signed leases for warehouse space. The industrial tenants were repre- sented by brokers Matt Kawulok of CBRE, Gary Molinaro of Den- ver Commercial Properties and the McManus team of Cushman & Wakefield, respectively. Two others – Civil Tech and an undisclosed tenant – signed on for office-only spaces. The undis- closed office tenant was repre- sented by broker Lee Diamond of CBRE, while Civil Tech went unrepresented by a broker. Listing brokers Tyler Smith, Alec Rhodes and Aaron Valdez of Cushman & Wakefield repre- sented JA Green in the transac- tions. The five leases combined amount to just over 85,000 square feet. Lone Star leased the largest space at 23,4000 sf. Western Indus- tries, the undisclosed office ten- ant and Skylotec took on similarly sized spaces with 20,280 sf, 20,000 sf, and 19,760 sf, respectively. Civil Tech’s office space will be 2,340 sf. JA Green completed Buildings 3 and 4 in the last quarter. The new buildings feature ceiling heights of 30 feet, 90 dock-high doors, six drive-in doors and plentiful park- ing for both trailers and cars. JAG Logistics Center is actively looking for tenants for its avail- able space in the buildings. There is roughly 74,100 sf of warehouse and 26,000 sf of mezzanine office space remaining in Building 3. All of Building 4 is available for lease, about 113,100 sf of warehouse and 30,160 sf of mezzanine office space. “Mezzanine office allows people to put offices up above because these groups tend to make their money on the floor,” Smith said. “They want that unobstructed flow from one side to the other.” Located at 26100 E. 68th Ave. in Aurora, JAG Logistics Center sits on 265 acres with room to do built-to-suit construction or addi- tional warehouse buildings. JA Green Development – which acts as the developer, project manager, general contractor and landlord for the center – plans to add at least two more warehouse build- ings on the west side of the lot and continue to offer built-to-suit options on the east side of the lot.
