Mixed-Use by Jenna Walters GOLDEN – Local master/ vertical developer AC Develop- ment announced the name of its estimated $900 million rede- velopment project in downtown Golden. The newly named Clayworks redevelopment project, formerly known as the CoorsTek Ninth Street Redevelopment, will span 12.4 acres, or five city blocks, and comprise approximately 1.25 million square feet of office, multifamily, residential, place- making retail and hotel space, anchored by a new global head- quarters for manufacturer Coor- sTek. According to AC Develop- ment, the Clayworks name is inspired by the rich history of ceramics innovation and pro- duction at the Washington Ave- nue and Ninth Street site, which the Coors family purchased in 1886 and where the company now known as CoorsTek was founded in 1910. The redevelopment project comes after industrial opera- tions at the historic site ceased last year, and Golden City Coun- cil unanimously approved the site’s redevelopment and rezon- ing. “We are excited to re-envision and transform this significant property while ensuring it remains reflective of the Golden community and the Coors Fam- ily legacy,” said Dan Cohen, AC Development president. “At a time when people are seeking connection and collaboration, Clayworks offers an exceptional place in a one-of-a-kind location, featuring unmatched amenities, striking architecture, beautiful outdoor spaces, cutting-edge sustainability, and a unique col- lection of companies and people. “The name is deeply connect- ed to our guiding principles of innovation and discovery, his- tory and legacy, craft and qual- ity,” continued Cohen. “And it represents the entrepreneurship, technological advancements, and global impact that have occurred and certainly will con- tinue to originate on this site. At once, illuminating the past while also shining a light on a very bright future.” Later this year, AC Develop- ment will break ground on the project’s first phase, including the stabilization of buildings to be restored, demolition of numerous structures, infrastruc- ture planning and construction, and design of multiple commer- cial buildings. Upon comple- tion in 2025, the first phase will include approximately 275,000 sf of new and adaptively reused office space, 10,000 sf of restau- rant/retail space, new Eighth and Ninth street connections through the site, below-grade parking and a plaza. Future phases, to be com- pleted over the next 10 years, are anticipated to include pub- lic open spaces, an arts district, innovative mobility strategies, mixed-income housing, addi- tional retail space and a hotel. s Significant Golden redevelopment project named Clayworks A rendering shows what Clayworks will look like upon completion.
